1. Introduction

Welcome to Momenta ("we," "our," or "us"). We operate the Momenta web application and related services (the "Service") that help homeowners manage their property, documents, evidence, tax appeals, equity, and home-related insights. We are committed to protecting your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use our Service.

By using Momenta, you agree to the collection and use of information in accordance with this Privacy Policy. If you do not agree, please do not use our Service.

We do not collect or have access to your bank accounts, credit cards, or financial account credentials. We do not use Plaid or any financial data aggregators. Our Service is focused on home-related data only.

2. Information We Collect

2.1 Information You Provide

We collect information you provide directly, including:

  • Account information: When you sign in with Google we receive your name, email address, profile photo, and a unique identifier from Google.
  • Property information: Address, property details (e.g. square footage, lot size, room count), and any details you add about your home.
  • Documents and content: Insurance policy PDFs, expense receipts, ledger or asset photos, and other documents you upload to the Service (e.g. to Vault, for insurance extraction, or for evidence/expense tracking).
  • Evidence and expenses: Evidence task completions, notes, expense records, and categories you associate with your property.
  • Tax appeal data: Information you provide or we derive for property tax appeals (e.g. comparables, timeline, evidence).
  • Equity and mortgage information: Information you choose to enter for equity tracking or simulations (e.g. mortgage balance, purchase price). We do not connect to your bank or lender to obtain this.
  • Projects and resources: DIY project details, saved projects, and any content you add to Resources or the Property Passport.
  • Communications: If you contact us or use our support channels, we keep records of those communications.
  • Telegram (optional): If you use our Telegram bot, we store the link between your Telegram chat identifier and your Momenta account so we can respond to your questions in context.

2.2 Information We Obtain From Third Parties

When you use features that rely on property or value data, we may receive:

  • Property data: From providers such as Attom we may receive basic property profile information (e.g. address, lot size, structure details) for the address you provide.
  • Home value / market data: From providers such as Tavily we may receive home value or market-related information used for equity or appeal-related features.

2.3 Automatically Collected Information

When you use our Service we may automatically collect:

  • Device and browser information (e.g. type, operating system), and general usage data (e.g. pages visited, actions taken) necessary to operate and improve the Service.
  • Log data such as IP address, access times, and error or crash information.

3. How We Use Your Information

We use the information we collect to:

  • Provide, maintain, and improve the Service (dashboard, property profile, evidence, expenses, tax appeals, equity, insurance extraction, vault, projects, intelligence, and related features).
  • Process and analyze documents you upload (e.g. insurance PDFs, receipts, ledger images) using AI to extract structured data and power features like AI chat over your documents.
  • Generate personalized content (e.g. onboarding intros, daily intelligence, DIY guidance, tax appeal assistance) and answer your questions via the Service or our Telegram bot when you opt in.
  • Send you notifications (e.g. protection reminders, relevant alerts) and, if you use Telegram, respond to your messages in context.
  • Respond to support requests and communicate with you about the Service.
  • Detect, prevent, and address technical issues, fraud, and security threats.
  • Comply with legal obligations and enforce our Terms of Service.

4. Third-Party Services

We use the following types of third-party services. Their handling of data is governed by their own policies.

4.1 Google (Firebase)

We use Google Firebase for authentication (sign-in with Google), cloud database (Firestore), and file storage. Your account and home-related data are stored in Firebase. Google's use of data is governed by the Google Privacy Policy.

4.2 OpenAI

We use OpenAI's API to analyze documents (e.g. insurance policies, receipts, ledger images), generate text (e.g. onboarding content, appeal assistance, DIY guidance), and power AI question-answering (in-app and, when you use it, via our Telegram bot). Content you submit or that we derive from your data may be sent to OpenAI for processing. See OpenAI's privacy policy at openai.com/policies/privacy-policy.

4.3 Property and Value Data Providers

We use services such as Attom (property basic profile) and Tavily (home value / market information) to support property lookup, equity, and appeal-related features. When you use those features, we may send your property address or related identifiers to these providers and receive property or value data back.

4.4 Telegram

If you use our Telegram bot (@momenthomesBot), your messages and our linkage of your Telegram chat to your Momenta account are processed so we can respond with personalized, home-related answers. Telegram's use of data is governed by Telegram's privacy policy.

4.5 Hosting and Infrastructure

Our Service is hosted on infrastructure such as Vercel. Requests you make (including metadata and the data you send) pass through and may be processed by these providers in accordance with their policies.

5. Data Security

We use industry-standard measures to protect your information, including encryption in transit (HTTPS/TLS), secure storage, and access controls. No method of transmission or storage is 100% secure; we cannot guarantee absolute security.

6. Data Retention

We retain your information for as long as needed to provide the Service and fulfill the purposes in this policy. When you delete your account, we permanently delete your account and associated data from our systems (including profile, property, documents, evidence, expenses, tax appeals, vault, projects, equity-related data, Telegram linkage, and other user data we store), except where we must retain data for legal or regulatory reasons.

7. Your Rights and Choices

You may:

  • Access: Request access to the personal information we hold about you.
  • Correction: Request correction of inaccurate information.
  • Deletion: Delete your account at any time from Profile settings; we will delete your data as described in Section 6.
  • Data export: Request a copy of your data in a portable format.
  • Opt-out: Stop using the Service and delete your account; you may also stop using our Telegram bot at any time.

8. Children's Privacy

The Service is not intended for anyone under 18. We do not knowingly collect personal information from children under 18. If you believe a child has provided us with personal information, please contact us at momentahomeownership@gmail.com.

9. Changes to This Privacy Policy

We may update this Privacy Policy from time to time. We will post the updated policy on the Service and update the "Last Updated" date. Your continued use after changes constitutes acceptance of the updated policy.
